Her Majesty’s Court Service (HMCS) has leased 20,000 sq ft of office space at Clarence House, Newport to centralise the Court Services and provide new Courts, Administration, Judge’s Rooms, associated service and archive space.
HMCS has taken a 20 year lease at an initial rental of £12.25 per sq ft per annum exclusive. This deal is Newport’s biggest office deal for 2009.
Alder King represented the Court Service and Hutchings & Thomas acted for CNC Investments Limited. Clarence House fronting the River Usk has been a major success for CNC with the 80,000 sq ft landmark office building now 85 per cent let with an ongoing refurbishment programme of the available office suites, common parts and the newly constructed glazed entrance reception.
Siân Cornwell, senior surveyor at Alder King said: “HMCS required new premises which would enable them to house the city’s Court Service under one roof, which would improve efficiency and help them to maintain their high level of service to the public. Clarence House met their requirements exactly, providing them with the space required, together with a central location which is accessible to the public.
