Denbighshire Council Consulting on Site Development for Former North Wales Hospital Denbigh

denbighshireDenbighshire County Council is seeking views on three important supplementary planning guidance notes (SPGs): ‘Site Development Brief for Former North Wales Hospital Denbigh’; ‘Conversion of Rural Buildings’ and ‘Parking Requirements in New Developments’. 

The notes below are intended to offer more detailed guidance which will assist members of the public, Members of the Council, and officers in discussions prior to the submission of planning applications and assist officers and Members in determining planning applications.

The site development brief for the former North Wales hospital site in Denbigh contains a masterplan that seeks to address the site vision and indicates a spatial direction for development of the site. It identifies opportunities for a range of residential, economic, environmental and transport enhancements to secure the area’s future success.

Two exhibition events are being held in relation to the Site Development Brief for Former North Wales Hospital Denbigh at Denbigh Library on 19th March 2014 (9:30 am – 1pm) and 7th April 2014 (1pm – 7pm). There will be an exhibition display at Denbigh Library and at the Council Offices in Denbigh (Caledfryn) throughout the consultation period.

The Conversion of Rural Buildings SPG supplements the LDP policies on conversion and protection of buildings for employment, commercial ie local shops and community facilities by providing further detail on how such properties must be marketed and before conversion to affordable housing use may be considered and also design considerations.

Parking standards and requirements have been updated to reflect Welsh Government and Council policy on transportation and land use planning. The SPG supplements LDP policy ASA3 by providing further detail on parking requirements, including the provision of spaces for cycles, motorcycles, lorries, and buses.  It emphasises the additional requirements to be provided for disabled motorists.

Copies of the documents will be available for public inspection from the 3rd March 2014 until the 28th April 2014 in local libraries, one stop shops and on the Council’s website at www.denbighshire.gov.uk
