Denbighshire County Council – Consulting on Site Development Brief for Bodelwyddan Key Strategic Site

denbighshireDenbighshire County Council is seeking views on the Draft Supplementary Planning Guidance note (SPG): ‘Site Development Brief: Bodelwyddan Key Strategic Site’.

SPGs are intended to offer detailed guidance to assist members of the public, Members of the Council, potential developers and Officers in discussions prior to the submission of and, consequently, in determination of future planning applications.

Land at Bodelwyddan has been allocated as a key strategic site for mixed use development in the Council’s Local Development Plan under LDP policy BSC5, to assist in meeting the county’s future development needs. The principle of development on this site is established and this site development brief seeks to ensure that policy requirements set out in the LDP, together with the Council’s objective of ensuring that a well-designed, mixed-use sustainable development with good links to the existing community, and providing for the needs of the County and local community is achieved.

A consultation period of eight weeks will take place with members of the public, the city, town and community councils consulted, as well as people who have taken part in a previous consultation on the Local Development Plan. Copies of the document will be available for public inspection from the 31st March 2014 until the 26th May 2014 in local libraries, one stop shops and on the Council’s website at www.denbighshire.gov.uk.

Two exhibition events are being held in relation to the Draft Site Development Brief: Bodelwyddan Key Strategic Site at Bodelwyddan Community Centre on 2nd May 2014 (2pm – 7pm) and 12th May 2014 (2pm – 7pm).

Comments on the Draft Site Development Brief: Bodelwyddan Key Strategic Site should be sent in writing to: The LDP Team, Planning & Public Protection Services, Denbighshire County Council, Caledfryn, Smithfield Road, Denbigh, Denbighshire, LL16 3RJ or made online to www.denbighshire.gov.uk or by email, [email protected] before 5pm on 26th May 2014.

An outline planning application is currently under consideration. Letters of representation from interested parties can be accepted up to a day before the application is to be presented to a Council Planning Committee. For representations to be included in the main Officer report and assessed fully they should, however, be received as soon as possible. It is anticipated that the earliest the application may be presented to Planning Committee is 30th July 2014. Those interested should check the Council’s website for confirmation of the actual Planning Committee date.
