Bodelwyddan Development Brief goes to Planning

denbighshireA document which will influence future planning applications on the key development site in Bodelwyddan is to be considered by Denbighshire’s Planning Committee next week (Wednesday, 30 July).

Land at Bodelwyddan has been allocated as a key strategic site for mixed use development in the Council’s Local Development Plan, to assist in meeting the county’s future development needs. The LDP was formally adopted in June 2013.

The brief is intended to provide detailed guidance to assist developers and applicants, members of the public, councillors and officers to determine future planning applications.  The draft document considers a range of issues,  including location, land use, biodiversity, ecology, archaeology, healthcare and community safety issues,

It also outlines considerations around education, employment, environmental issues, design principles, Welsh language and culture.

The Council has consulted on this document with city, town and community councils as well as people who have taken part in a previous consultation on the Local Development Plan.  Two drop in events were also arranged in Bodelwyddan.

Some of the feedback received has been incorporated into the draft brief, which will be considered by members of the Planning Committee, as well every comment received by the Council.

An outline planning application has been received for most of the site and  is currently being considered. It will be reported to a future meeting of Planning Committee. Any planning proposals will have to comply with the Brief.
