Monmouthshire County Council Purchases New Office at Wales 1 Business Park, Magor

As a key part of its accommodation strategy resulting from the decision to vacate County Hall in Cwmbran, Monmouthshire County Council has purchased Building 104 at Wales 1 Business Park in Magor. This will provide a high quality, easily accessible staff building along the M4 corridor, containing approximately 200 staff workstations for largely technical and back-office services.

This building will complement the Council’s planned new strategic headquarters and enhanced customer focused service delivery in the county towns.

Steve Greenslade, MCC’s Corporate Director with responsibility for the project said:

“The purchase of the Wales 1 building represents an exciting start to Monmouthshire’s new accommodation strategy and will enable us to make cost savings through new ways of working. We are very pleased with both the location and the quality of the building, and look forward to working with Charnwood in the months ahead.”

Building 104 forms part of Wales 1 Business Park where the Charnwood Group has master planned 264,000 sq ft of high quality business space at Junction 23A of the M4 motorway. The Monmouthshire County Council  building is the first and most prominent office to be developed on site to date and offers 30,000 sq ft of high quality space over  three storeys. The building incorporates many energy saving design features, including a passive air handling system, and has achieved an ‘A’ grade Energy Performance Certificate.

The first phase of Wales 1 has already attracted two global occupiers in Hilton and Regus underlining the Park as the premier business destination in Monmouthshire. In addition to offices Wales 1 will include a 127 bedroom Hampton by Hilton Hotel which opens in September.

Charnwood Director James Davies said:

“We are very pleased to attract the County Council to Wales 1. The Park is a strategic M4 location and we hope to attract similar occupiers from across South Wales and from over the Severn Bridge to this prime business environment. The quality of the accommodation and location is second to none and we look forward to the Council taking occupation at Wales 1.”
